Terms of Service

These Terms are an agreement between you and ParcelSignal LLC ("ParcelSignal," "we," "us"), an Ohio limited liability company, covering your use of the ParcelSignal website, tracker, alerts, digests, lead feeds and reports (the "Service").

1. What the Service is

ParcelSignal collects, summarizes and organizes information from publicly available local-government meeting agendas, packets and minutes. The Service is informational only.

2. No professional advice; accuracy

• The Service is not legal, real-estate, engineering, investment or financial advice.
• Summaries are produced partly by automated tools, including artificial intelligence, and may contain errors or omissions. Agendas change, and items may be continued, withdrawn or amended.
• Always verify information with the original source, which we link for each record, before relying on it.
• THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY AND NON-INFRINGEMENT.

3. Accounts and subscriptions

• Subscriptions renew automatically at the then-current price until cancelled. You can cancel any time through the customer portal link in your receipt; cancellation takes effect at the end of the current billing period.
• Founding Member pricing stays locked for as long as the subscription remains active without a lapse.
• Refunds: full refund on request within 30 days of your first payment. After that, no refunds for partial periods except where required by law.
• We will notify you by email at least 30 days before any price change to your plan.
• Payments are processed by Stripe. We don't store your card number.
• Applicable sales tax may be added.

4. License and acceptable use

You get a non-exclusive, non-transferable license to use the Service for your internal business purposes. You may not:

• resell, republish or redistribute the Service's data or reports in bulk, or share login access beyond your licensed seats;
• scrape, copy or systematically download the Service beyond the provided export features;
• use the Service for anything unlawful.

5. Contact data and lead feeds — your compliance obligations

Some records name applicants, owners or representatives exactly as they appear in public records. If you contact anyone using the Service, you alone are responsible for following all applicable laws, including the CAN-SPAM Act, the Telephone Consumer Protection Act (TCPA), the National Do-Not-Call Registry, state telemarketing laws, and fair housing and anti-discrimination laws. You may not use the Service to harass anyone.

6. Intellectual property

Underlying public-record facts belong to no one. Our selection, arrangement, summaries, software, design and trademarks are owned by ParcelSignal.

7. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, PARCELSIGNAL IS NOT LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR LOST PROFITS OR OPPORTUNITIES. OUR TOTAL LIABILITY FOR ANY CLAIM IS LIMITED TO THE AMOUNT YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM.

8. Indemnity

You agree to indemnify ParcelSignal against third-party claims arising from your use of the Service in violation of these Terms or the law, including your outreach to people listed in the data.

9. Termination

We may suspend or end access if you breach these Terms. Sections 2, 5–8 and 10 survive termination.

10. Governing law

These Terms are governed by the laws of the State of Ohio. Disputes will be resolved in the state or federal courts located in Franklin County, Ohio.

11. Communications

Sales, support and account emails and phone calls from ParcelSignal are handled by an AI assistant that works under our supervision and within our policies. Phone calls are recorded and transcribed. Refunds under our 30-day guarantee are processed by the assistant; other refunds, pricing exceptions, legal questions and formal complaints are reviewed by a person. You can ask for a person at any time, by email or on a call.

12. Changes

We may update these Terms. For material changes, we'll email subscribers at least 30 days before they take effect.
